MOTORIZED SCREENS AND RETRACTABLE AWNINGS
FSI installs motorized screens and retractable awnings for Puget Sound homeowners who want to control sun, wind, bugs, and rain without giving up the outdoor feel.

the difference
Most Puget Sound homeowners lose their outdoor space to rain in October, bugs in May, and glare every July afternoon. FSI installs motorized screens and retractable awnings that handle all three so your outdoor space stays usable every month of the year.

The right solution depends on your space, your structure, and how you use it.

The patented dual-pull magnetic screen system. No zippers. No jams. Solar, insect, or vinyl screen material. Best for enclosed structures where weather protection and bug control are the priority.

Retractable shade and weather protection without a permanent structure. Best for spaces where flexible coverage is the priority and a full enclosure is not needed.
WHAT YOU ACTUALLY GET
FSI installs MagnaTrack screens and retractable awnings, both custom manufactured to your opening and built to perform in this climate. Here is what changes when they are installed.
01 · BENEFIT
The right system blocks bugs, cuts glare, and keeps wind-driven rain out. Your space stays usable whatever the weather is doing.
02 · BENEFIT
FSI screens and awnings seal against wind-driven rain. The space stays dry and usable when October arrives.
03 · BENEFIT
Every system is custom manufactured to your exact dimensions. No gaps. No exposed hardware. Looks like it was designed in because it was.
04 · BENEFIT
Solar screen material and awning fabric cut UV and afternoon glare while keeping sight lines open. The space stays bright without cooking you out of it.
05 · BENEFIT
FSI specifies systems with limited lifetime warranties built for Pacific Northwest wind and moisture. No zipper tracks. No systems that fail after two seasons.
From the first site visit to the final walkthrough, FSI manages every trade and every detail of your outdoor space.
01 / 03
Most contractors build one piece of the space. FSI can design and build the entire outdoor room — pergola, kitchen, screens, heaters, lighting, and AV — as one cohesive system, coordinating with vetted contractors if needed.
02 / 03
No contractor coordination. No missed handoffs. No blame-shifting when something does not fit. FSI manages every trade, employs the people doing the work, or subs out to vetted partners.
03 / 03
FSI has been operating in this market since 2005. This climate, these jurisdictions, these materials. Not a new dealer figuring it out. A team with over 340 completed projects.

QUESTIONS?
Standard motorized screen systems use a single motor at the top housing and a weighted bottom rail that descends by gravity. In any meaningful wind, the weight at the bottom is insufficient to prevent the screen from bowing, lifting at the base, or developing a gap at the floor threshold. Insects enter through the base gap. Wind-driven rain enters. The fabric stresses at the side channels under wind load and eventually tears or delaminates. MagnaTrack's dual-pull system addresses all three failure modes. The dual-pull motor maintains even fabric tension from both ends of travel, preventing bowing. The magnetic bottom rail holds the base edge sealed against the floor track regardless of wind load, eliminating the gap. The resulting system stays in contact with its mounting surfaces under conditions where standard screens fail.
Most complete outdoor living projects take eight to sixteen weeks from design approval to final walkthrough. The variance is driven by permit processing timelines which vary by jurisdiction and season, material lead times where Azenco systems typically run four to eight weeks from order to delivery, and scope complexity. FSI provides a complete project schedule when the proposal is approved so you know the start date, the major milestones, and the completion target before any deposit is collected. For spring installation targets — the most in-demand period in the Puget Sound market — consulting with FSI in fall or winter provides enough lead time to complete the design, permitting, and material ordering without pushing the installation into summer.
Most MagnaTrack screen installations take one to two days depending on the number of screen bays and integration requirements. Installations combined with a new Azenco pergola build run concurrently — the screen housing and mounting tracks are installed as part of the structure build and the screens are commissioned after the pergola installation is complete. This combined timeline does not add duration to the project in most cases. If smart home integration is involved, an additional half-day to full day may be required for programming and commissioning. FSI provides a complete project schedule when the proposal is approved.
Complete outdoor living projects range from $50,000 to $150,000 or more depending on scope, material selections, and system complexity. A project with a standard R-BLADE pergola, MagnaTrack screens, and outdoor technology — no kitchen — sits in the lower portion of that range. A project that adds a full custom outdoor kitchen with premium appliances, extensive stone work, and a full technology integration package sits at the higher end. FSI does not provide phone estimates or ballpark ranges for complete packages — the scope is too variable to quote without seeing the space. Contact FSI to schedule a free outdoor consultation. FSI's team visits the property, walks the space with you, and produces a complete written proposal covering every trade and every line item before any decision is made.
MagnaTrack screen projects are 100 percent custom-fabricated to the specific openings of your outdoor space. There is no standard size and no catalog pricing — the number of screen bays, the width and height of each opening, the housing configuration, and the integration requirements all affect the final price. Contact FSI to schedule a free outdoor consultation. FSI's team will measure your space, specify the screen configuration, and deliver a complete written proposal with one number for the full scope. If screens are being added alongside an Azenco pergola or a new covered structure, bundling both into a single engagement typically produces a more cost-effective outcome than two separate projects.
