MOTORIZED SCREENS AND RETRACTABLE AWNINGS
FSI installs motorized screens and retractable awnings for Puget Sound homeowners who want to control sun, wind, bugs, and rain without giving up the outdoor feel.

the difference
Most Puget Sound homeowners lose their outdoor space to rain in October, bugs in May, and glare every July afternoon. FSI installs motorized screens and retractable awnings that handle all three so your outdoor space stays usable every month of the year.

The right solution depends on your space, your structure, and how you use it.

The patented dual-pull magnetic screen system. No zippers. No jams. Solar, insect, or vinyl screen material. Best for enclosed structures where weather protection and bug control are the priority.

Retractable shade and weather protection without a permanent structure. Best for spaces where flexible coverage is the priority and a full enclosure is not needed.
WHAT YOU ACTUALLY GET
FSI installs MagnaTrack screens and retractable awnings, both custom manufactured to your opening and built to perform in this climate. Here is what changes when they are installed.
01 · BENEFIT
The right system blocks bugs, cuts glare, and keeps wind-driven rain out. Your space stays usable whatever the weather is doing.
02 · BENEFIT
FSI screens and awnings seal against wind-driven rain. The space stays dry and usable when October arrives.
03 · BENEFIT
Every system is custom manufactured to your exact dimensions. No gaps. No exposed hardware. Looks like it was designed in because it was.
04 · BENEFIT
Solar screen material and awning fabric cut UV and afternoon glare while keeping sight lines open. The space stays bright without cooking you out of it.
05 · BENEFIT
FSI specifies systems with limited lifetime warranties built for Pacific Northwest wind and moisture. No zipper tracks. No systems that fail after two seasons.
From the first site visit to the final walkthrough, FSI manages every trade and every detail of your outdoor space.
01 / 03
Most contractors build one piece of the space. FSI can design and build the entire outdoor room — pergola, kitchen, screens, heaters, lighting, and AV — as one cohesive system, coordinating with vetted contractors if needed.
02 / 03
No contractor coordination. No missed handoffs. No blame-shifting when something does not fit. FSI manages every trade, employs the people doing the work, or subs out to vetted partners.
03 / 03
FSI has been operating in this market since 2005. This climate, these jurisdictions, these materials. Not a new dealer figuring it out. A team with over 340 completed projects.

QUESTIONS?
Yes — MagnaTrack screens can be retrofitted to any existing covered structure that has adequate mounting points for the housing track system. The requirements are a solid header or beam to mount the housing, sufficient clearance for the housing depth at the top of the opening, and structural mounting surfaces at the sides for the guide tracks. FSI assesses the existing structure before any proposal is written to confirm mounting feasibility and identify the cleanest installation path. Most covered patios, existing pergolas, and covered outdoor rooms can accommodate MagnaTrack screens with minimal preparation work.
Yes — MagnaTrack screens can be mounted to R-BREEZE structures to enclose the sides of the covered space. The screen enclosure converts the R-BREEZE's open-sided shade structure into a partially enclosed outdoor room that provides bug protection and moderate wind and rain protection on the sides. The limitation remains the overhead coverage — the R-BREEZE slats do not fully seal against sustained rain, so the combination of R-BREEZE plus MagnaTrack screens produces a three-season space in most Pacific Northwest locations rather than a full four-season outdoor room. Customers who want the highest weather performance combination should consider the R-BLADE with MagnaTrack screens, which produces a fully sealed overhead system with motorized side enclosure.
Yes — MagnaTrack screens integrate with all major smart home platforms including Lutron, Savant, Control4, Crestron, and other Gaposa-compatible control systems. FSI handles the integration in-house as part of every installation. When integration is scoped during the build, the control wiring is run inside the structural framing and the screens appear in your existing smart home interface alongside your interior shades, lighting, and climate. You can schedule the screens to drop at sunset, raise with an alarm, or trigger with a weather automation rule. FSI's founding team built 20 years of alarm system and smart home integration experience before entering outdoor living. Wiring, integration, and programming are not subcontracted. They are handled by the same team installing the screens.
Yes — MagnaTrack's patented dual-pull system and magnetic bottom rail are specifically engineered to resist wind uplift, the primary failure mode of standard motorized screens in coastal and Pacific Northwest outdoor environments. The dual-pull motor maintains tension from both the top housing and the bottom rail simultaneously, so wind load does not create a slack zone in the middle of the screen that bows outward and stresses the side channels. The magnetic bottom rail locks the base edge against the floor track, preventing the wind-induced lift that opens the gap at the bottom of standard screen systems. For the wind conditions typical in Pacific Northwest outdoor use — spring and fall evenings with persistent airflow off Puget Sound, sporadic gusts during storms — the MagnaTrack system remains functional where standard motorized screens fail.
Yes — the K-BANA's wall and partition system is a core design feature of the product. Fixed louvered wall panels provide permanent semi-enclosed sides with consistent airflow and privacy. Sliding louvered wall panels can be opened fully for an open-air feel and closed partially or fully for shade and wind protection. Plain wall panels close the sides completely for maximum enclosure. These wall options can be combined — a K-BANA installation might have a solid back wall, sliding louvered panels on the sides, and an open front, creating a cabana profile that suits a specific site orientation or privacy requirement. MagnaTrack motorized screens can also be added to K-BANA structures in place of or in addition to fixed wall panels for motorized side enclosure.
