Yes — FSI holds a general contractor license, which means FSI is legally authorized to manage permit applications for every trade in the project scope — structural, electrical, gas connections, and mechanical. FSI pulls the permits, coordinates with inspectors, and ensures all work passes inspection and is closed out properly before the project is complete. This is one of the practical differences between working with a licensed GC and working with a pergola dealer or outdoor kitchen company that coordinates multiple subs. A GC license means one entity is accountable for the full scope, one entity pulls permits for all trades, and one entity manages the inspection and sign-off process. Customers are not managing permit applications, chasing inspector callbacks, or coordinating between separate contractor permits. FSI handles it all.
Yes — FSI produces full 3D design renderings for complete outdoor living package engagements. You see the finished space before any work begins — the pergola footprint on your specific property, the kitchen position and configuration, the screen placement, the lighting locations, and the material selections all rendered in three dimensions. The 3D design is produced after the on-site property walkthrough and before the final proposal is delivered. It serves two purposes: it confirms the design is what you are imagining, and it confirms the scope is matched to the proposal numbers. FSI does not begin fabrication or installation until the design and proposal are approved. The investment in the design process eliminates the mismatch between expectation and delivery that is the most common source of client dissatisfaction in outdoor construction projects.

In most Washington State residential jurisdictions, permanent attached or freestanding structures above a certain size threshold require a permit regardless of whether they are motorized. The K-BANA is a permanent structural installation and meets the size threshold for permit requirements in most Puget Sound jurisdictions. FSI confirms the applicable permit requirements for your specific location during the initial consultation and manages the permit application as part of every project. Customers who assume the K-BANA's manual operation or modular nature exempts it from permit requirements should confirm this with FSI before making that assumption — permit requirements are based on structure size and attachment type, not mechanical complexity.
No — the K-BANA louver system operates entirely manually and requires no electrical connection or motor for the roof operation. The louvers are adjusted by hand. However, the K-BANA can accommodate electrical additions for lighting — LED strip or recessed LED can be added to the structure with appropriate electrical routing and fixtures. The base K-BANA structure does not require a power source, which makes it a viable option for installations in locations where electrical access is limited or where running a new circuit to the structure location is impractical. If lighting is desired, electrical routing is planned during the installation. FSI discusses the full add-on scope during the design consultation.
Yes — the R-BLADE includes rain sensors that detect moisture and trigger automatic louver closure. When rain is detected at the sensor, the louvers close. The drainage system then handles the rain load: water runs off the closed louver surface into integrated gutters built into the interior channel of each structural post, and drains to the ground at the base. There are no external downspouts and no visible drainage hardware. This is a key engineering advantage over S-shaped louvered systems, which pool water in the trough of the louver curve. When those louvers open after rain, the pooled water splashes onto the space below. The R-BLADE's flat louver profile eliminates pooling entirely. Water runs off rather than accumulates, and the post drainage system handles everything invisibly.
