FSI's complete outdoor living package is a fully managed outdoor construction engagement that covers every element of an outdoor living space under one contract. The standard scope includes: full design consultation and property walkthrough, 3D design renderings of the complete finished space, structural base coordination including deck construction or concrete subcontractor coordination, Azenco pergola system supply and installation, MagnaTrack motorized screen installation, custom outdoor kitchen with aluminum-welded frame, cabinetry, countertop, appliances, and finish facing, outdoor technology integration including TV, patio speakers, landscape speakers, infrared heaters, LED lighting, and smart home integration, permit coordination across all applicable trades, and a final walkthrough and system activation. One team manages every element from design approval to the day FSI hands you the keys.
When one contractor manages the full outdoor scope, every design decision is made with full knowledge of every other element in the space. The kitchen is designed to wrap the pergola post — which is only possible if the same team knows both the kitchen dimensions and the post location before either is fabricated. The MagnaTrack screens are sized to the pergola opening dimensions — which only works if the same team specified both. The technology wiring is run inside the structural framing — which only happens if the technology is planned before the structure is completed. None of these integrations happen by accident. They happen because one team owns the design, the materials, and the installation of every element. The alternative — hiring separate vendors for the pergola, the kitchen, the screens, and the technology — produces a backyard where each element was done by someone who never spoke to the others. FSI eliminates that sequence entirely.
The process starts with one phone call. Describe your space, your budget range, and what you are imagining. FSI asks questions to determine whether a full design engagement is the right path — not every project fits the complete outdoor living package, and FSI is direct about that. If it is the right fit, the next step is an on-site property walkthrough. FSI's team comes to your property, walks the space, measures, assesses sun exposure and wind conditions, reviews existing structures, and discusses intended use in detail. From that walkthrough, FSI produces a complete design and 3D rendering of the finished space. You review the design, request any changes, and approve the final version. FSI then delivers a complete written proposal covering every trade, every material, and every line item. You approve the proposal, the deposit is collected, materials are ordered, and the project schedule is confirmed. From that point, FSI owns the full execution.
Standard indoor TVs fail in outdoor conditions. They are not rated for UV exposure, which degrades the screen coating and causes permanent brightness loss. They are not weatherproofed, so moisture intrusion through the back panel damages the electronics within one to two seasons. They lack the brightness required for daylight viewing in a covered outdoor environment where ambient light levels are significantly higher than a living room. FSI specifies outdoor-rated TVs or weatherproof enclosures for every installation. For locations with direct sun exposure on the screen, FSI specifies TVs with higher nit ratings for daylight visibility. The Samsung Frame is a common recommendation for locations with moderate sun exposure where the TV will be visible when not in use — it functions as artwork when inactive, which suits the aesthetic of a premium outdoor space.
MagnaTrack integrates with all major smart home platforms through the Gaposa-compatible motor system. Supported platforms include Lutron, Savant, Control4, and Crestron. When integrated, the screens appear in the existing smart home interface as controllable devices — operated individually, as a group, or as part of a scene that includes lighting, heaters, and audio. Common integrations include a sunset automation that drops the screens at dusk, a weather-triggered retract rule when wind exceeds a threshold, and an evening scene that drops screens, activates heaters, and adjusts lighting simultaneously. FSI handles the integration programming as part of the installation and commissioning process — the smart home integration is not a separate engagement subcontracted to a different company.
