SERVICES / OUTDOOR LIGHTING
FSI designs and installs landscape and architectural lighting for Puget Sound homeowners who want their outdoor space to look right and function well every hour of the day.

the difference
String lights on a nail are not outdoor lighting. The right lighting plan extends your outdoor season by hours, makes the space safer, and makes everything you built look the way it was meant to look after the sun goes down.

Saturated soil, sustained moisture, and freeze-thaw cycles destroy standard landscape fixtures from the inside out. FSI specifies lighting systems built to handle all of it.

Your landscape lighting should still work in your tenth year.
Standard low-voltage fixtures corrode from the inside out in saturated Puget Sound soil. Water wicks up through the wire into the socket and destroys the LED module. FSI specifies FX Luminaire and Dauer Manufacturing fixtures because both are engineered specifically to stop that failure mode.
You get fixtures that hold up through Pacific Northwest winters and perform the same way in year five as they did on install day.

Your lighting should work without you thinking about it.
The right lighting system does not require a button press every evening. FSI installs the FX Luminaire Luxor controller, which manages every lighting zone on an astronomical clock.
Lights ramp up at sunset, shift color temperature by zone, and adjust scenes without manual input. Everything integrates with your existing smart home system so your outdoor lighting is part of the same interface you already use indoors.
WHAT YOU ACTUALLY GET
Every outdoor lighting install FSI completes covers the full scope. Here is what that includes.
01 · BENEFIT
LED recessed and strip lighting installed inside the pergola structure during construction. No surface-mount fixtures. No exposed runs. The lighting looks like it was designed in because it was.
02 · BENEFIT
Low-voltage path lighting, uplighting, and accent fixtures placed according to a CAD-based landscape lighting plan. FSI coordinates with your landscape plan so the light placement works with your plants, hardscape, and property layout.
03 · BENEFIT
Every lighting zone integrated with your existing smart home system. Lutron, Control4, Savant, Crestron. Scheduled scenes, astronomical clock automation, and dimming control from the same app you already use. The lights come on at sunset without a button press.
04 · BENEFIT
FSI coordinates structural lighting, landscape lighting, and smart home integration from one proposal. No AV sub who does not know how the structure was wired. One team owns every run from the panel to the fixture.
From the first site visit to the final walkthrough, FSI manages every trade and every detail of your outdoor space.
01 / 03
Most contractors build one piece of the space. FSI can design and build the entire outdoor room — pergola, kitchen, screens, heaters, lighting, and AV — as one cohesive system, coordinating with vetted contractors if needed.
02 / 03
No contractor coordination. No missed handoffs. No blame-shifting when something does not fit. FSI manages every trade, employs the people doing the work, or subs out to vetted partners.
03 / 03
FSI has been operating in this market since 2005. This climate, these jurisdictions, these materials. Not a new dealer figuring it out. A team with over 340 completed projects.
From First Call to Finished Space

One call. Describe your outdoor structure, your landscape, and how you use the space after dark. FSI asks the right questions before any site visit.

FSI assesses your existing or planned structure and coordinates with your landscape or planned structure design. A CAD-based lighting plan maps fixture placement across every zone before anything is ordered.

Full written proposal covering structural lighting, landscape lighting, smart controls, and installation. Standalone pricing if retrofitting an existing space. You approve before anything is ordered.

Every fixture installed, every run concealed, every zone integrated with your smart home system. No exposed cable runs. No surface-mount retrofits.

Every zone tested and confirmed before FSI leaves. The lights come on at the right time, at the right level, in the right zones. The space is ready.
QUESTIONS?
Outdoor lighting project costs vary significantly based on the number of fixtures, the fixture type and quality tier, integration requirements, and the size of the outdoor area. A basic structural lighting package for a pergola can be scoped as an add-on during the pergola installation for a modest incremental cost. A full landscape lighting plan for a larger property with trees, beds, hardscape, and entertainment areas is a separate engagement with its own design and installation scope. FSI recommends discussing lighting as part of the overall outdoor consultation rather than pricing it in isolation — the lighting plan is part of the design, and scoping it alongside the structure and technology produces better outcomes than adding it after everything else is decided. Contact FSI to schedule a free outdoor consultation and include lighting in the full scope discussion.
R-BLADE add-ons available through FSI include: MagnaTrack motorized screen enclosure systems that convert the covered space into a three-season room, LED recessed lighting and LED strip lighting integrated into the pergola beam soffit, fan beam fixtures that combine airflow with integrated LED, privacy wall panels in glass or aluminum louver configurations, infrared heaters from Infratech and Bromic in ceiling-mount or post-mount configurations, outdoor TV installation with concealed cable runs, and patio and landscape speaker systems. Most FSI customers add at least screens and lighting to the base pergola installation — the combination of overhead coverage, screen enclosure, and LED lighting is what creates an outdoor room that is genuinely usable year-round.
FSI's complete outdoor living package is a fully managed outdoor construction engagement that covers every element of an outdoor living space under one contract. The standard scope includes: full design consultation and property walkthrough, 3D design renderings of the complete finished space, structural base coordination including deck construction or concrete subcontractor coordination, Azenco pergola system supply and installation, MagnaTrack motorized screen installation, custom outdoor kitchen with aluminum-welded frame, cabinetry, countertop, appliances, and finish facing, outdoor technology integration including TV, patio speakers, landscape speakers, infrared heaters, LED lighting, and smart home integration, permit coordination across all applicable trades, and a final walkthrough and system activation. One team manages every element from design approval to the day FSI hands you the keys.
Low-voltage landscape lighting operates at 12 volts DC through a transformer that steps down standard line voltage from the outdoor outlet. The system uses significantly less electricity than line-voltage outdoor fixtures while producing professional-grade illumination for paths, planting beds, trees, and hardscape features. The low-voltage system also has a significantly better safety profile for outdoor buried wiring — a 12V buried cable is far less dangerous to encounter accidentally than a 120V buried circuit. LED technology has improved low-voltage landscape fixture output significantly over the past decade — modern low-voltage LED landscape lights produce sharp, warm light output that is substantially better than the yellow incandescent landscape lighting of previous generations. FSI specifies FX Luminaire and Dauer fixtures, which are professional-grade landscape lighting brands used in commercial and high-end residential applications.
Pergola lighting is installed in and on the structure itself — LED recessed fixtures embedded in the beam soffit, LED strip lighting run along the inside of the beam channels, and fan beam fixtures that combine airflow with integrated LED. Pergola lighting creates the ceiling-level ambient light that makes the outdoor space feel like a room after dark. Landscape lighting is installed below the structure footprint — path lights along walkways, uplighting on trees and architectural features, downlighting from elevated positions on the home's exterior, and accent lighting on planting beds and stone features. The two lighting categories work together to create a layered lighting environment. FSI designs both in coordination so the landscape lighting does not create visual conflict with the pergola lighting and the overall effect reads as a designed outdoor environment.
