Standard low-voltage fixtures corrode from the inside out in saturated Puget Sound soil. Water wicks up through the wire into the socket and destroys the LED module. FSI specifies FX Luminaire and Dauer Manufacturing fixtures because both are engineered specifically to stop that failure mode.

The right lighting system does not require a button press every evening. FSI installs the FX Luminaire Luxor controller, which manages every lighting zone on an astronomical clock.

Yes — all outdoor lighting FSI installs can be integrated with Control4, Savant, Lutron, and other major smart home platforms. Lighting zones are programmed for the way the space is used: entertainment scenes that bring the full outdoor area to full brightness, ambient scenes for dining or relaxing, pathway scenes triggered at sunset, and security lighting on a scheduled or motion-triggered basis. When outdoor lighting is integrated with the rest of the outdoor technology system — screens, heaters, speakers — you manage the full outdoor experience from a single interface. FSI handles the installation, the wiring, the programming, and the integration into the existing smart home system in one engagement. The goal is one app, one controller, one experience, not five separate systems from five separate vendors.
Yes — FSI can add lighting to any existing covered structure or landscape area with adequate mounting points and electrical access. Structural lighting additions to existing pergolas involve mounting LED fixtures to the beam soffit or channel, routing power through the structure to the fixtures, and integrating the circuit with an existing or new smart home control zone. Landscape lighting additions can be made to any yard, path, or bed area with access to a power source for the transformer. FSI assesses the existing conditions before any proposal is written to confirm the cleanest installation path.
Yes — all landscape lighting and pergola lighting installed by FSI can be integrated with Control4, Savant, Lutron, and other major smart home platforms for automated, scene-based, and app-controlled operation. Lighting zones are programmed to match how the space is used — entertainment lighting for hosting, ambient lighting for evenings, security lighting on a schedule, and pathway lighting triggered at sunset. When lighting is integrated with the rest of the outdoor system, you control the full outdoor experience from one interface: screens down, heaters on, speakers on, lighting to the entertainment scene. FSI handles the lighting installation, the programming, and the integration into the existing smart home system in one engagement.
Yes — any lighting work that involves new circuits, circuit extensions, or connections to line-voltage power requires a licensed electrician. FSI's team holds the required electrical licenses and handles all electrical work in-house. Low-voltage landscape lighting transformers connect to an existing outdoor outlet and are not subject to the same permit and licensing requirements as line-voltage work — they are plug-and-play on the transformer side. But the outlet itself, any new circuit breaker addition, and any conduit-buried line-voltage runs to new outdoor outlet locations all require licensed electrical work and typically require a permit. FSI confirms permit requirements for all electrical work during the initial consultation and manages permit applications as part of every project that requires them.
FSI coordinates lighting placement with the complete outdoor design rather than treating it as a separate trade. When a full outdoor living project is being designed, the lighting plan is part of the same design session — fixture positions are specified relative to the pergola structure, the kitchen layout, the hardscape features, and the landscape plan. This coordination ensures that lighting serves the space as it is actually used rather than placing fixtures based on the easiest wiring path. For larger properties, FSI works with a landscape design network that can produce CAD-based lighting plans showing fixture locations, beam angles, and coverage zones before installation begins.
