Wood decks in this climate require consistent sealing, staining, and board replacement. Most composite boards solve the wood problem but create a new one on shaded lots. Those-sided composite boards leave the bottom face exposed, and in low-clearance, shaded Pacific Northwest builds, that uncapped face develops mold within a few years.
FSI builds with TimberTech AZEK and TimberTech PRO because both use four-sided polymer encapsulation. No exposed wood content. No uncapped bottom face. No moisture entry point.

Generic cable railing uses standard 304 stainless steel. In Puget Sound salt air zones, 304 corrodes at the cable ends within a few seasons. FSI specifies Maisy Railing with 316 marine-grade stainless cable because it is the correct spec for coastal and waterfront properties.
For glass railing, FSI installs RDI's Avalon series. Tempered glass panels sit inside integrated aluminum rail gaskets with no external mechanical clips. Clean lines, no hardware breaking up the panel face, code-compliant for Bellevue and Redmond's 42-inch minimum.

Yes — FSI can scope a phased project and has completed multi-phase engagements where the pergola and deck are built in one year and the kitchen, technology, and lighting are added in a subsequent phase. Phasing works best when it is planned from the beginning rather than decided after the first phase is complete. Planned phasing means the first phase is designed with the future phases in mind — the deck is engineered for the kitchen weight, the pergola framing includes the cable channels for future technology, and the structural footprint accommodates the kitchen dimensions. Unplanned phasing — where the homeowner decides to add a kitchen to an existing pergola that was not designed for it — often requires modifications to the existing work that would have been unnecessary if phasing had been planned at the start. Yes — FSI can add lighting to any existing covered structure or landscape area with adequate mounting points and electrical access. Structural lighting additions to existing pergolas involve mounting LED fixtures to the beam soffit or channel, routing power through the structure to the fixtures, and integrating the circuit with an existing or new smart home control zone. Landscape lighting additions can be made to any yard, path, or bed area with access to a power source for the transformer. FSI assesses the existing conditions before any proposal is written to confirm the cleanest installation path.
Yes — most deck builds in Washington State require a building permit, and requirements vary by jurisdiction. Snohomish County, King County, and city jurisdictions each have their own rules on when a permit is required based on deck height above grade, square footage, and attachment to the house. FSI manages the permit application as part of every project, including the structural drawings required for permit submission in jurisdictions that require engineered plans. An unpermitted deck creates problems at resale and title companies require proof of permits for structural additions. FSI does not perform unpermitted work.
